The per-unit-per-month figure is the one to use

Portfolio pest control is usually quoted as a total, which is hard to judge. Divided down to a monthly cost per unit it becomes comparable with everything else you budget per door, and easy to weigh against rent.

It is also the figure that makes a quote defensible to whoever signs it off. A number per unit per month reads as a running cost; a large annual total reads as an expense to be questioned.

Do not forget the common areas

Bin stores, basements, roof voids, plant rooms and shared corridors are frequently where the actual problem lives, and they are often billed separately from the units. Leaving them out understates the real cost, sometimes considerably.

If your quote bundles them in, leave that field blank rather than counting them twice.

Who pays is not a calculation

This works out what the treatment costs. It deliberately does not split that between landlord and tenant, because who bears the cost is set by the lease and by tenancy law, and both vary by jurisdiction.

Anyone telling you there is a standard split is guessing. Read the lease, and take advice locally if it is unclear.
