This tool has no opinion about your property. It does not know whether anything is wrong with it, and it will never suggest that something might be. Both figures — what an inspection costs and what a repair would cost — are ones you enter, from real quotes or real experience.
That matters, because the usual version of this calculation is a scare tactic: pick an alarming repair figure, multiply by a probability nobody can support, and present the result as a risk. This does none of that.
The useful framing
The headline turns a repair bill into years of inspections. It is a way of asking a fair question: for what one significant repair costs, how long could you have been having someone look?
Whether that trade is worth making depends entirely on your property, its age, its construction and where it is — none of which a calculator can assess.
What it cannot tell you
It cannot tell you whether you need an inspection, how likely damage is, or what your property would actually cost to repair. Those need someone who has physically looked at the building.
If you have been given a repair quote, use that number. If you have not, this is arithmetic on a hypothetical, and worth treating as such.
